Felt is the cheapest up front and lasts 10–15 years done well. GRP fibreglass is seamless and hard-wearing at 25–30 years. EPDM rubber costs a little more than felt but typically lasts 30–50 years, which is why it’s our usual recommendation for garages and extensions. We’ll price the options side by side so you can decide.
A small blister or a failed joint can often be patched. But if the deck is spongy underfoot, the roof holds puddles days after rain, or it’s had more than a couple of patches already, replacement is usually cheaper than another round of repairs. We’ll show you photos of what we find and let the roof make the argument.

It depends on the size and the system: felt starts around £50–£90 per square metre installed, EPDM and GRP a little more. A typical single garage is often £1,500–£4,500 all in. You’ll get a fixed written price before we start.
Most garage and extension roofs are stripped and re-covered in 1–3 days, weather permitting. We make the roof watertight before we leave each day.
Sometimes, but we rarely recommend it — trapped moisture rots the deck underneath. A proper strip lets us check and fix the timber before the new membrane goes on.
If more than half the roof is being replaced, current rules usually require the insulation to be brought up to standard at the same time. We handle that in the quote so there are no surprises.
